Starbucks Left Ballston Last Fall. A Year Later, Bagel Shops Hold Its Corner.

At 4000 Wilson Blvd, the green logo is gone. The storefront has bright colors now, a patio, and a bowl of milk bones for the dogs that pass on the way to Metro. Call Your Mother opened there on July 7, 2026, in the space Starbucks left in September 2025.

That swap is the clearest sign of a bigger change in Ballston and Virginia Square. One national chain used to hold two of the neighborhood's busiest morning corners. Over the past year, a set of regional and smaller operators took over that role. Most of them open earlier, several bake their own bread, and two have pinned their whole menu on a food Ballston went without for three years.

Two Corners Went Dark in the Same Week

In late September 2025, Starbucks announced it would close two Ballston stores, one at 4000 Wilson Blvd and one at the Ballston Metro station at 901 N. Stuart St. The company said the Wilson store would close by the end of that week and the Metro shop the following Saturday.

Those two addresses carry the neighborhood's commuter traffic. One sits on Wilson Boulevard's main walking stretch, and the other sits at the Metro entrance itself. Losing both at once meant the Ballston coffee run had to find a new route.

Here is where those addresses stand as of early October 2026, along with the other morning spots that opened nearby this year.

Read down the right-hand column and the pattern is clear. The neighborhood lost two coffee counters and has gained four open morning spots, with two more on the way.

Three Years Without a Bagel, Then Three Contenders

The bagel part of this story started from zero. Ballston had no dedicated bagel shop after Bruegger's Bagels closed in 2023. By spring 2026, three bagel businesses had claimed storefronts within a mile of each other, and ARLnow started calling it the "Ballston bagel battle."

All three take a different approach.

Call Your Mother came to Ballston with a following across the region. Its earlier Arlington location was a kiosk at Crystal City's Water Park, opened in January 2025. The Wilson Boulevard shop serves the chain's well-known items, including babka muffins, house-made cookies, and the "Jetski," a sandwich with brisket, pastrami, sofrito, and jalapeños. The coffee is locally roasted. Co-founder Andrew Dana said in the opening announcement that the goal was to be "your go-to neighborhood bagel shop."

Bagel Uprising opened three weeks later at 901 N. Glebe Road. It's the Alexandria shop's second location. It runs on a short list of classics, and co-owner Chad Breckinridge says the everything bagel makes up about half of all sales at the Mount Vernon Avenue original. His dough uses five ingredients: flour, brown sugar, malt, yeast, and salt. It rests in the fridge overnight and gets boiled on site every day. Co-owner Justin Silverman, an Air Force veteran, makes a plant-based babka rolled with eight to twelve layers, in flavors from chocolate and cinnamon to seasonal apple cider. Breckinridge was direct about what he hopes the shop becomes. "We're literally like — can we find a Little League team to sponsor? How do we get in touch with the PTA at the local high school?"

PopUp Bagels is the third. It's a national franchise that announced a shop at 4300 Wilson Blvd, in the former Which Wich storefront. Its menu works differently from the other two. Bagels are sold only by the bag, starting at $15 for three bagels and a tub of cream cheese or butter, and you tear them apart and dip them. The regional partner, Brian Harrington, said it would be the brand's first Virginia location and promised "some localized touches" for Ballston. The target opening was late summer or early fall 2026. We haven't found a report that it has opened, so check before you plan a Saturday around it.

So within a few blocks, there's a deli-style sandwich shop, a five-ingredient shop with an eye on Little League sponsorships, and a bag-only shop on the way. That's three different reasons to walk to Wilson Boulevard for a bagel.

The Metro Corner Is the Last One Waiting

The second Starbucks address has had a slower path. In March 2026, Java Loco announced plans for the former Metro station shop at 901 N. Stuart St. It's a Vietnamese cafe and bubble tea chain from Northern Virginia, and the first target was May or June. By September 14, the owners, Nam Tran and Nga Ho, had pushed that to late September or early October. They said the shop was about 90% complete but still needed a final building inspection.

That window is now. We haven't found confirmation that the doors have opened, so for the moment the Metro corner is the one gap that hasn't closed.

It's worth watching because Java Loco is aiming at a different schedule from everything else on this list. Posted hours are 6 a.m. to 8:30 p.m. The menu runs from Vietnamese coffee and real-fruit boba to Italian espresso, ceremonial-grade matcha, Cuban-style sandwiches, and bagels with in-house aioli. It will be the chain's sixth location. Ho described the crowd she expects at the station. "In the morning, we will have a lot of commuters. At noon, we will have a lot of office staff. And also in the afternoon, we will have a lot of students and locals around here."

That afternoon crowd matters, because most of Ballston's new morning spots close in the early afternoon.

A Morning That Starts Earlier and Ends by Midafternoon

Line up posted hours across the new shops and you get a clear daily shape. Here's the order in which Ballston and Virginia Square wake up, based on each business's current published schedule:

  1. 6:00 a.m. Java Loco at 901 N. Stuart St., once it opens.
  2. 6:30 a.m. Call Your Mother at 4000 Wilson Blvd, every day of the week. It closes at 2 p.m. on weekdays and 3 p.m. on weekends.
  3. 7:00 a.m. Bagel Uprising at 901 N. Glebe Road, open daily until 3 p.m.
  4. 7:00 a.m. For Five Cafe inside The Angie at 3901 Fairfax Drive, open daily until 3 p.m., with coffee, croissants, biscuits, cookies, and muffins.
  5. 7:30 a.m. Maman at 4121 Wilson Blvd on weekdays, or 8 a.m. on weekends. It stays open until 6 p.m. every day.

At 6:30 on a weekday, a commuter heading to the Ballston station already has a fresh bagel option on Wilson Boulevard. Once Java Loco opens, there will be one at the station itself half an hour earlier.

The afternoon looks different. By 3 p.m., three of the four open shops have closed. Maman is the longest-running seat until 6 p.m., and Java Loco would stretch to 8:30 p.m. if it opens as planned. On Thursdays, there's one more afternoon option. The FRESHFARM Ballston market at Welburn Square, 901 N. Taylor St., runs from 3 to 7 p.m. through December 17. Its hours drop to 3 to 6 p.m. once winter hours start in December.

Not Every Morning Spot Made It Through the Year

The new openings came alongside some departures. Poppyseed Rye, the cafe and flower shop at 818 N. Quincy St., closed in January 2026 after four years. Its breakfast menu included biscuits and gravy, bagels, and quiche. That same month, Compass Coffee announced plans to end the lease at one of its two Ballston locations, while ARLnow reported that its shop at 4100 Wilson Blvd was not on the closure list.

The owners opening now have talked about the costs too. Tran told ARLnow that rising costs for materials and labor over the past couple of years "hurts everybody." He also said people may cut back on other spending but still pay for "really good coffee that can't be made by machines at home." The operators betting on Ballston mornings are building around that last point, and the openings since spring are the result.

Maman's arrival shows how the empty storefronts got filled. It opened on April 4 in the space left empty when Greenheart Juice Shop closed, before any of the bagel shops arrived. Of all the spots in this post, it keeps the longest posted hours. For now, the last update to watch is a final inspection sign-off at 901 N. Stuart St.
